Indonesian company (Perseroan Terbatas), foreign-investment status, NIB 1207220033884. It holds the land in Desa Manu Wolu, Kecamatan Mamboro, Kabupaten Sumba Tengah, East Nusa Tenggara. It is the company that signs your leasehold and the company you can hold to it.
Registered in England and Wales, no. 15790012. Its only role is to take the card payment through Stripe, as authorised agent of PT Eco Beach City. Everything about the land, the plot and the contract is with PT Eco Beach City.
One US dollar claims one square foot. The price is fixed at one dollar per square foot and never changes, for anybody, at any point. You are not bidding and there is nothing to outbid: you choose how many square feet you want and you pay for that quantity. Your claim does two things at once: it fixes the number of square feet attached to your email, and it fixes your position on the board.

The confirmation you get on the day you pay is a record of your claim and your position. It is not the leasehold. The leasehold is signed when the board closes and the plots are known, because until then no contract could name the plot it is about. We would rather tell you that plainly than send you a piece of paper that says less than it looks like it says.
It is not an auction and not a bid: the price per square foot is fixed and no payment is ever returned, beaten or cancelled by somebody else's. It is not a game of chance: nothing is decided at random and nothing is staked. It is not an investment, a security, a token or a collective investment scheme: what you receive is a leasehold over a plot of land for your own use, and no return of any kind is offered, forecast or implied.
The contract runs for seventy-five (75) years from the day it is executed. Here is exactly how that number is built, because it is not one single permission.
Indonesian law does not allow a foreign holder to acquire Hak Milik (freehold). Nobody can offer you freehold in Indonesia, ourselves included. What you get is a long leasehold right derived from Hak Guna Bangunan (right to build), which is the right PT Eco Beach City holds over the parent parcel.

What we undertake. PT Eco Beach City applies, at its own cost and in due time, for every extension and every renewal of the underlying right, for the parent parcel of your plot, on the same terms and with the same diligence as for the rest of its estate, and keeps you informed of each application and of its outcome.
What we cannot promise. Granting an extension or a renewal is an administrative decision of the Republic of Indonesia, taken on application and assessed against the spatial plan in force at that time. We cannot and do not guarantee that decision. If an extension or renewal is refused for reasons not attributable to us, the contract requires us to repay you the proportion of what you paid that corresponds to the unexpired part of the seventy-five years, and to tell you as soon as we learn of the refusal.
We also undertake not to mortgage, encumber or dispose of the parent parcel in any way that defeats or subordinates your right.
The estate is at Desa Manu Wolu, Kecamatan Mamboro, Kabupaten Sumba Tengah, Province of East Nusa Tenggara, Republic of Indonesia. It is a real place with a road to it, people working on it and buildings standing on it. You can fly there and walk on it before you pay anything, and we would rather you did.
PT Eco Beach City holds the parent parcels under registered Indonesian certificates of title, paid in full. The certificate is published on the site and a copy is delivered with your contract. Schedule 2 of the contract lists the certificate type and number, the registered area, the registered holder, the surat ukur number and date, the expiry date of the right, any encumbrance recorded, and any third-party or customary (adat) claim disclosed.
Check it yourself, and send us the bill. Every number on that certificate is public. Take them to any Indonesian notary (PPAT) or to the Kantor Pertanahan Kabupaten Sumba Tengah and have them verified independently. If you ask us to arrange that verification, we pay for it.
Where your plot is large enough to be surveyed and subdivided as a separate parcel under Indonesian law, we subdivide the parent parcel at our own cost and register your right at the land office, and we deliver the resulting documentation to you.
Where your plot is smaller than the minimum that can be surveyed and subdivided, your right is a contractual right against PT Eco Beach City over a defined, mapped location, recorded by notarial deed but not separately entered in the land register. Schedule 1 states which of the two applies to your plot.
Said plainly: a right that is not separately registered binds us, but it does not bind a third party who later acquires the parent parcel, and it ranks as an ordinary unsecured claim if the company becomes insolvent. That is a real difference and you should read it twice. You can consolidate your square feet with adjoining ones at any time, by claiming more or by acquiring from another holder, until you reach a subdividable size; we then register it at our cost.
The estate is subject to Indonesian spatial planning and to the statutory coastal setback (Presidential Regulation 51/2016). These decide what may be built and where, and they apply to us exactly as they apply to you. We tell you in writing, before you sign, about any planning restriction known to us that affects your plot.
We ask for as little as possible, as late as possible.

We also run the checks that any business taking payments has to run: sanctions screening, and the anti-money-laundering checks required of PT Eco Beach City in Indonesia and of Eco Beach City Ltd in the United Kingdom. Larger claims may take longer to clear for that reason.
Who cannot take part. You must be an individual aged 18 or over, or a properly constituted entity. This is not available to residents of the United States, or to residents of any jurisdiction subject to UK, EU, UN or US sanctions. If it turns out you were not eligible when you paid, we cancel the claim and refund you in full, with no deduction.
If verification cannot be completed for a reason that is not your fault, you get the whole of your money back and the claim is removed from the board. We never keep money for a contract we cannot sign.
You may cancel any claim within fourteen (14) days of the day the payment for it cleared, for any reason or for none, and receive a full refund with no fee and no deduction. You do not have to explain yourself and we will not try to talk you out of it.
How. Email legal@ecobeachcity.com from the address you paid with. Say which claim you are cancelling. That is the whole procedure. The refund is made within fourteen (14) days of us receiving that email, to the same card or account.
What it does to the board. A cancelled claim is removed from your total and from the board. Claims placed after it are not moved back, because nobody's position should depend on somebody else changing their mind.
If the right described in the contract cannot be granted, registered or maintained for any reason attributable to us, you are entitled to repayment in full of everything you have paid, whenever that arises. That right is not subject to any time limit and it does not lapse. Eco Beach City Ltd, which receives the card payments as our authorised agent, is jointly and severally liable with PT Eco Beach City for that repayment.
If an extension or renewal of the underlying right is refused for reasons not attributable to us, we repay the proportion of what you paid that corresponds to the unexpired part of the seventy-five years.
Your own country's law still applies. Nothing here excludes or limits any mandatory consumer right you have under the law of your country of residence. Where that law gives you a longer cancellation period or a better remedy than this page does, the better one wins.
These terms govern your use of ranking.land and your claim on the board. The leasehold itself is governed by the contract, which is published in full and prevails over this page on anything to do with the land.

What we publish. Only the name or link you chose, and your square feet. Never your email, never your phone, never anything from your identity documents. If you want the display name changed or removed, ask us and we will do it; your square feet and your position are unaffected.
Who else sees it. Our payment processor (Stripe), the Indonesian notary and land office when a deed is drawn up and registered, our professional advisers, and any authority we are legally required to disclose to. We do not sell your data, we do not share it for advertising, and we do not pass it to anybody else on the board.
Where it goes. Your data is processed in the United Kingdom, the European Economic Area and Indonesia. Transfers outside the UK and EEA are made under the safeguards required by UK and EU data protection law.
How long we keep it. For as long as you hold a claim or a leasehold with us, and after that for as long as we are required to keep records of the transaction and of our anti-money-laundering checks. Analytics data is aggregate and is not tied to your identity.
Your rights. You can ask us for a copy of your data, ask us to correct it, ask us to delete it where we are not required to keep it, object to or restrict our use of it, and ask for it in a portable form. Write to legal@ecobeachcity.com and we will answer within one month. If you are not satisfied you can complain to the UK Information Commissioner's Office at ico.org.uk, or to the data protection authority where you live.
It is published in full, blank, with no names and no figures. The same one everybody signs.
